Sinclairs Hotel

The only concerning development is the attention the stock is drawing from various quarters. Several blogs have recommended it. Also, Moneycontrol board is inundated with messages sharing unrealistic targets. Too much attention isn’t always good. It’s a hunting ground for unscrupulous market operators.Members, Please share your thoughts.

Yes, there is this person named KK who is being followed immensely in Money Control. It seems he has given fruitful information (some may be good insights, but the targets can be rosy) , and is highly bullish about this stock. He once gave Mangalam Drugs which rose from 60 levels till 440 in span of a month and then came back to 200 levels and now at 160 levels. Definitely , we can envision operators in this stock (probably for short term).

Investors - Please invest your money considering the meaningful information we have at hand and not just considering rosy targets.

Thanks…

Was in Andamans last week.
got a chance to visit Sinclairs Bayview, a 46 room property located at one of the best if not the best locations of port blair.
the views are breathtaking.
had a lunch there and everything was really good.
went on a tour of the hotel but coudn’t check the rooms as it was 100% sold out.
the staff told that its 90% occupied in the “season” & overall throughput the year its 80% occupied and has the highest turnover of all the hotels in portblair.
the maintainence was not as good as we see in delhi and they said that being an island city maintainence is an issue everywhere when compared to mainland as supplies are difficult to get.
hope the info adds value

DISC: invested.

Dear @tarundsingh, Many thanks for posting the images. The views are without a doubt stunning. Did you have the opportunity to try the restaurant or other services?

Poor Results from Sinclairs Hotel.
For the nine months period ended 31st December, 2017, Sinclairs
Hotel’s (BSE: 523023) has posted a Total Income of Rs.3667.37 lakh (Rs.3628.62 lakh) and Profit
After Tax of Rs.1015.02 lakh (Rs.733.53 lakh).

They have given the political unrest as the reason for the performance. Banquet hall construction completion has been pushed to March 2018. Quoting from their press release;
“The Company’s operations were affected as the Darjeeling and Kalimpong properties were
closed on account of political disturbances for several months. Both these properties have now
commenced operations and occupancy at these hotels has returned to normal levels.
Sinclairs is building additional 50,000 sq.ft. of banqueting space in Dooars and Siliguri. The
Siliguri facility is expected to be operational soon and the Dooars facility by May 2018. These
additional facilities are expected to give a further boost to the business at these two properties.”

anyone’s got info on their Kolkata property - the timelines and the size of this property?

Dear @hemtan100 Ji,
I too have been trying to get an update on the work at their Kolkata hotel. Their website continues to call it an upcoming hotel. There’s precious little related to the hotel available online. It’d be great if someone from Kolkata could check the progress.

Hi,

Anyone from in and around Kolkata planning to attend the AGM tomorrow?

Do anyone know the status of new hotel in Kolkata? I found an article stating the required approvals are in place and the construction would start and complete in 3 years. I thought this was an old article but it was dated 2018.

Has the construction started and will the hotel start operation soon?

Q2 results are out. PAT down 65%, Sales down 13%. As per press release their Port Blair property was closed for “extensive upgradation” and has commenced operations in October 2018. As a result of the upgradation, the ARR for that property has registered a 40% growth.

The overall capacity is 363 keys, out of which the port blair property accounts for 46 (43 rooms & 3 suites) keys. This makes it 12.5% of overall capacity. Even if we assume 90% occupancy for the port blair property, this 12.5% loss of capacity causing a 13% drop in revenue and 65% drop in PAT does not add up well. Has anyone here looked into this in detail?

From today’s press release

The Company has received several proposals for strategic alliances, partnerships, investment and joint development, and is evaluating these proposals. A decision is expected to be taken soon and the commencement of construction of the Kolkata hotel project would be based on this decision.

Even though by room count it’s 12%, based on my rough understanding of various properties , most of properties daily tariff is around 4k plus minus 10-20% in current season whereas Andaman property works at 8000 RS per night. So, without getting into exact numbers, the impact would be much higher and considering hotel is an operating leverage business , the fall in profitability with respect to fall in revenue would be non-linear. Was expecting a flat topline quarter but hopeful for H2

Have visited the port blair property in january this year and not a single room was available . Its the best property on the island city.
So impact must be huge on revenues.

Given that ARR for Port Blair property is much higher than other hotels and Operating leverage at play, Q3 nos could also be depressed. Management surely must have planned it to complete it before Q3 (atleast before Diwali) but might have encountered delay.

Also, Q2FY17 nos were lower as 2 hotels were closed for entire quarter. So this quarter’s nos are lower on already depressed base of last year. Port Blair property alone may not have contributed to this fall in revenue.

Other income for the quarter is higher by 200% at 1.47cr. which has resulted in marginally positive bottom line.

Hi All, would be really helpful if anyone can provide update on the construction status of the new hotel in Kolkata? I am not able to find any information regarding this.

Also, I am assuming that the rennovation work at Port Blair is completed and the property is fully operational as earlier
